We offer a package price for inspections of your future home. We follow the current codes as approved by the State of Alaska and Alaska Housing Finance Corp.

The current codes are the 2009 IRC, 2012 UPC, 2012 IMC and the 2011 NEC. The energy code is the 2012 IECC with Alaska amendments.

We do inspections on existing homes for both sellers and buyers.

For the seller, we can provide a full written report or a ‘walk through’ with the seller taking notes of items that should be repaired or corrected.

For buyers, we provide a narrative report with pictures. We always advise our customers to accompany us on the inspections if they can; as we use the time as to educate the customer on both the good and not so good features of their future home. We can offer advice on future maintenance and possible up grades.

At this time we are without an in house rater but do have a working relationship with several raters in the area.

Energy ratings are important in both new and existing homes.
The items that are evaluated in an energy rating are:
Insulation of foundation, walls, and attic areas
Window insulating and solar heat gain as well as the number of south facing
The efficiency of the heating appliance and water heater
The type of ventilation providing fresh air to the home
And last but not least, how tight is the structure.

There are several financing programs which offer interest rate reductions for either a higher rated house or for making up grades to improve the efficiency of the home.
